Guest Safety & Standards
At Orroland, guest safety sits at the heart of how we run our business.
The structure required to meet strict safety and licensing standards means we are organised, methodical and proactive — creating a better, more reliable experience for every guest.
Many of these checks are required by law. But the discipline behind them helps us run every aspect of Orroland to a consistently high standard, with clear processes, strong teamwork and careful attention to detail.
Electrical Safety
All portable appliances are PAT tested every year. We have undertaken specialist training and invested in our own professional testing equipment to carry this out thoroughly in-house.
Every five years, a qualified electrician completes a full Electrical Installation Condition Report (EICR) for each property, ensuring all wiring and fixed installations meet current standards.
Benefit to guests: Regular testing and professional oversight mean safe, reliable appliances and electrics throughout your stay.
Water Safety
Two cottages are supplied by our own private water source with a sophisticated filtration and UV purification system. Filters are cleaned regularly, UV bulbs are replaced annually and the water is independently tested each year by the Council’s Environmental Health department.
We also undertake regular temperature checks, quarterly disinfection of shower heads and annual professional cleaning of water tanks to minimise any risk from Legionnaires’ disease.
Benefit to guests: Clean, carefully monitored water with documented checks and independent testing.

Fire Safety
We maintain a professionally written Fire Risk Assessment which is reviewed annually.
Smoke and heat alarms are tested at every changeover, with carbon monoxide alarms fitted near boilers and open fires.
All cottages have hard-wired emergency lighting, annually serviced boilers and professionally swept chimneys.
Benefit to guests: Multiple layers of protection, frequent testing and professional servicing.

Scottish Short-Term Let Licence
Our licence to operate requires us to provide evidence of all safety and compliance checks to the local authority.
Benefit to guests: Independent verification that we meet — and maintain — required standards.
Cyber Essentials
We have voluntarily completed the UK Cyber Essentials certification to ensure our booking systems and guest data are secure.
Benefit to guests: Your personal information is handled within professionally audited, secure systems.
Independently Graded & Professionally Connected
AA Five-Star Grading
We are independently graded Five Stars by The AA following a detailed inspection by their experienced assessor — a respected benchmark for quality, safety and presentation.
Trade Association Membership
We are long-standing members of both the Professional Association of Self-Caterers (PASC) and the Association of Scotland’s Self-Caterers, and have served on the board of both organisations. We are also active members of the South of Scotland Destination Alliance.
This keeps us closely connected to legislation, best practice and the wider self-catering community.
